Over the years, cost has been a major yardstick for measuring success of construction projects. Unfortunately, most construction projects still fail to meet up with good cost performance. This situation is unhealthy for educational buildings which are executed with limited government funds. Thus, this study assessed the cost performance of educational buildings in Ondo State, Nigeria using selected building projects in five tertiary institutions. Cost data of these selected projects were gathered through the use of pro forma in order to assess their cost performance, while questionnaire was administered on construction participants of the identified projects in order to determine the factors responsible for the cost performance. Statistical tools such as frequency, percentage, Mean Item Score and Cronbach Alpha Test were employed in analysing the data gathered through questionnaire while Paired Samples T-Test was used to test the cost data gathered. The study revealed that the cost performance of these educational buildings is gradually improving as 4.78 percent deviation of final cost from initial estimated cost was discovered. The major factors influencing this performance can be categorized under the; financial management, contractors site management/project management, contract administration related factors and non-human related factors. It is believed that the findings of this study will help the participants responsible for the delivery of educational buildings across the country to deliver cost effective buildings within the institutions.
