BIM Adoption - India
The adoption of BIM in operations during post-construction
phase is in its normative stage in India.
BIM is largely in its ‘experimentation’ phase in India as
compared to the developed world especially when the maturity
and level of implementation are taken into account.
Also BIM is popular among the real estate building projects
rather than the industrial or civil infrastructure projects.
It has been reported that the BIM is primarily used for design
coordination, clash detection and quantity take-off.

Rationale
One of the reasons for slower adoption, especially during the
post-construction phase, could be the lack of enforcement by
the project sponsors
If the sponsors are convinced that these revenue generating
properties can be well managed by the FM team through BIM
then the sponsors can be motivated to enforce the use of BIM
during the entire lifecycle of the project
Current study is focusing on assessment of the perception of
the project sponsors on the role of BIM in FM

As reported by the Top Management of Large Private
Sponsors:
1/5th of them still NOT aware of BIM!
Recent Adoption (1-3 years) and BIM in Fewer Projects (1-3)
Use of BIM only in Pre-Operations stages is reconfirmed
Use of BIM for
Design (Architectural/Structural/MEP)
Project/Design/Construction/Cost Management
None of them reported that BIM is used for Facilities Management
Not Sure of the future used of BIM in FM
Albeit using some Computer-Aided Facilities Management (CAFM) / Computerized
Maintenance Management System (CMMS)
Some of them are not even interested in knowing FM!

Importance of FM in revenue/value generation
Role/Benefit of BIM in FM
Role/Benefit of BIM in other phases of project cycle
Ultimately, the contribution to Sustainability
Reassess their opinion/perception on adoption of BIM in Built
Environment Projects
Recommend a BIM Task Force in India
