Introduction
Trained as an economist, I am particularly interested in the impact of public decisions linked to regional planning and development. My approach is essentially quantitative, taking advantage of spatial micro-data freely (or easily) available online. I have a keen interest in developing methodologies appropriate to problem under consideration. I have worked on real estate data, assessment roll data and business location.

Rapid urbanization represents a major challenge for the preservation of urban canopy and green spaces in many cities. With urban growth, trees fall victim to new residential developments, significantly reducing short-term green cover. In the medium and long term, homeowners can influence the presence of tree cover by landscaping yards or planting t...
In light of climatic change and global warming, electricity transmission networks need to be developed for the integration of renewable sources. In North America and Europe, to achieve renewable electricity goals, massive investments in electricity transport infrastructure are planned to connect solar and wind generation sites to the grid network....
Purpose- This paper aims to estimate the price premium for a sea view on room rent in a Nordic context, i.e. where proximity to the sea is not valued for the presence of swimmable beaches and suntanning activities. The analysis also explores regional and seasonal variations in price premiums.
Design/methodology/approach- To do so, the study uses i...
Many empirical applications aim to isolate the impact of implementing new public transport on real estate uplift value. While their conclusions generally point to positive impact, due to reduction in transportation cost, the methodological framework to investigate uplift value has largely evolved over time. This paper reviews the different methodol...
Background
Prevention policies against type 2 diabetes mellitus (T2DM) focus solely on individual healthy lifestyle behaviours, while an increasing body of research recognises the involvement of environmental determinants (ED) (cultural norms of land management and planning, local foodscape, built environment, pollution, and neighbourhood deprivati...
The aim of the paper is to investigate the impact of the extension of a metro line on the survival of individual firms. An empirical analysis focuses on the relation between proximity to new stations and firm survival following the announcement of the extension of the orange line of the metro in Montréal (Canada) between 1996 and 2016. To do so, a...

The aim of the paper is to propose a methodological framework to explore how urban planning policies, such as the construction of highways, and other major events, such as opening/closure of major plants, affect the spatial distribution of residential and economic activities within a specific location over time. To do so, the paper proposes to use...
The development of new social housing faces important resistance by local population, a phenomenon knows as the “not in my backyard” movement. One argument from residents to oppose such project is the idea that new construction will negatively impact property values. This is what this paper aims to investigate. The analysis is based on a complete r...
A fine spatial scale is essential to the widely applied omitted variable bias treatment of small-area-fixed-effects in Hedonic Pricing. However, amenity valuation is subsumed into the fixed-effects when amenities vary at a coarser spatial scale. To recover amenity valuation while retaining the treatment of spatial omitted variable bias, we derive a...

Noise has important consequences on health, and these impacts are internalized into real estate prices. From a landscape and public policy perspective, the construction of noise barriers appears to be an effective solution to reduce the impact of negative externalities. However, barriers also create local negative externalities for owners, such as...
We examine the effects of broadband on establishment births for five types of areas, six industries and two speed levels. Econometric results indicate that broadband has an overall positive effect in larger, medium and small urban centers and in periurban areas but has little or no impact in rural areas. However, industry‐level analyses show that b...

The analysis is based on network analysis and quadratic assignment procedure (QAP) regression models for transactions of more than C$5 million between 1994 and 2016. The results indicate t...
This paper aims to estimate and decompose the spatial and temporal effect of a flood event occurring in the city of Laval in 1998 using a hedonic pricing model (HPM) based on a difference-in-differences (DID) estimator. The empirical investigation of the impact of flood as a natural disaster must take into account the fact that the negotiation proc...
Many applications have relied on the hedonic pricing model (HPM) to measure the willingness-to-pay (WTP) for urban externalities and natural disasters. The classic HPM regresses housing price on a complete list of attributes/characteristics that include spatial or environmental amenities (or disamenities), such as floods, to retrieve the gradients...
For mass appraisal in real estate, the hedonic pricing method (HPM) tends to be most commonly used by academic researchers, while the comparable sales approach (CSA) is mostly preferred by professionals. This paper shows how CSA is a constrained version of a spatial autoregressive model, which can be implemented by simple matrix calculations. The C...

The smart cities are considered to be an engine of economic and social growth. Most countries started to convert their existing cities into smart cities or construct new smart cities in order to improve the quality of life of their inhabitants. However, the problem that facing those countries while applying the concept of smart cities is the costs,...
This paper develops a theoretical and methodological framework that integrates Hedonic Pricing (HP), grid comparable sales approach (CSA), and nearest neighbors into a general spatiotemporal specification. By explicitly providing a theoretical justification for introducing spatial (or spatiotemporal) econometrics to HP, this approach is not only re...
Previous studies have attempted to measure the willingness-to-pay to locate inside a historic district. Yet not enough attention has been paid to the implicit value attributed to the impact of heritage policies within the historic district. This paper fills that gap by investigating the impact of such policies on individual condominium properties f...

JEL codes: C10 C51 C54 R30 R40 A B S T R A C T Studies have already attempted to measure the impact of the development of a new bus rapid transit (BRT) route on real estate values. So far, results have proven to be generally positive, while the impact varies considerably among cities. One of the reasons explaining such heterogeneity is based on the...
People are exposed to chlorinated by-products (CBPs) through the consumption of cold tap water (CTW) (ingestion, inhalation, dermal contact) but also through the use of hot tap water (HTW) in such activities as showering and bathing (inhalation, dermal contact). This study focuses on the impact of residential water heating on CBP levels in tap wate...
This paper develops a comprehensive methodological framework demonstrating that hedonic pricing (HP), comparable sales and nearest neighbours are (constrained) versions of a general spatiotemporal hedonic specification. We meticulously account for existing real estate professional practice, illustrating that it complies with theoretical imperatives...
This paper tests for the presence of the modifiable areal unit problem on a bunch of local spatial indicators calculated using micro-data of 2011 on employments per establishment in the province of Quebec. From the localization of the ports of the province, the application first constructs the indicators selected by making a bunch of spatial delimi...
This paper proposes to develop a two-step model based on administrative (spatial) micro-data to identify the determinants that makes residential transactions resulting in demolition and reconversion. A logistic model is estimated and serves as a major input to build land use maps to identify where such pattern is more likely to occur in future. The...
Recent methodological developments provide a way to incorporate the temporal dimension, when accounting for spatial effects in hedonic pricing. Weight matrices should decompose the spatial effects into two distinct components: i) bidirectional contemporaneous spatial connections; ii) and unidirectional spatio-temporal effects from past transactions...
Empirical applications using individual spatial data pooled over time usually neglect the fact that such data are not only spatially localized: they are also collected over time, i.e. temporally localized. So far, little effort has been devoted to proposing a global way for dealing with spatial data (cross-section) pooled over time, such as real es...
It is now almost impossible to deal with spatial data without considering some explicit specification that captures possible spatial effects. One valuable feature of spatial econometrics models is their decomposition of marginal effects into spatial spillover effect and spatial externalities. Progress in interpreting spatial econometrics models has...
The application of hedonic pricing models has a long history in estimating the externalities associated with urban infrastructure, such as public transportation. However, results accuracy crucially depends on methodological and empirical considerations such as: i) presence of spatial latent component (spatial autocorrelation); ii) temporal breaks r...
Does new residential development cause new commercial development, or does the inverse hold true? Are residential and commercial developments dependent on each other? This paper investigates the causal links between residential and commercial development for a given city. Using information on assessment roles, a backward construction of the city of...
Herbarium specimens can be used to reconstruct spatiotemporal changes in plant morphology caused by environmental pressures. Real estate transactions data usually consist of a collection, over time, of spatial layers of individual transactions. Despite the presence of a temporal dimension, it is not uncommon for these data to be analyzed using a strictly spatial approach. In this paper, we assess the impact of the temporal omission on spatial statistics (Moran's I and au...
There exists an important methodological challenge when dealing with sale price and time-on-the-market variables because both variables are simultaneously determined and related to the motivation of the sellers and buyers. Exploiting the fact that transactions occur over space and time, we propose a two-stage approach based on instrumental variable...
The article assesses the impact of the Great Recession on 83 Canadian regions, focussing on the unemployment rate as principal
indicator. A dual empirical approach is used: examination of regional unemployment rate variations before, during and after
the recession using a labour supply and demand framework; examination of the determinants of region...

Viewing the 2007-2009 recession as an exogenous shock, the paper proposes an assessment of the ‘resilience’ of 83 Canadian regions using four standard metrics: population; employment; unemployment and employment rates. For each metric, regions are evaluated on three posited dimensions of ‘resilience’: resistance; rebound; recuperation. The results...
The spatial autocorrelation issue is now well established, and it is almost impossible to deal with spatial data without considering this reality. In addition, recent developments have been devoted to developing methods that deal with spatial autocorrelation in panel data. However, little effort has been devoted to dealing with spatial data (cross-...
This study aims at testing whether, and to what extent, chain affiliation within regional and super-regional shopping centers affects store rent levels. The rent impact of chain affiliation is assessed in interaction with store prestige. The research rests on a database of 1,367 retail leases running over the 2000-2003 period in eleven regional and...
