All building structures are subject to ageing processes during the entire lifetime of theirs and with various intensities and courses. The building feature expressed by the parameter defined as a set of all physical factors that stand for macroscopic properties of the structural components is the determinant of its technical condition. Technical condition is the parameter of a building structure that varies in time and is directly associated with gradual deterioration of strength and functional properties demonstrated by components of any structure. Such process is referred to as technical wear and tear. In general terms, the wear and tear process is a function of time and is referred to as natural deterioration. However, buildings and structures erected on areas where effects of underground mining excavations influence the earth surface are affected by more extensive loads originated from enforced deformation of the foundation subgrade. It is why facilities located on areas affected by underground mining operations are exposed to technical wear and tear that is a superposition of natural ageing processes and deteriorations entailed by mechanical damage caused by deformation of the subgrade due to mining operations. Establishing the degree how much the facilities are affected by the technical wear and tear is important for calculation of compensations for so called ‘mining subsidence’. In practice, the amount of compensations is calculated on ground of a specific reinstatement value for the building with deduction of the ‘amount’ of its natural deterioration.
