You must remember that the chosen criteria must reflect the values of decision makers and of decision agents. besides, the set of criteria must be complete but non-redundant, and operational. From a very practcal point of view I would suggest that you should try to generate a first set of criteria from your analysis of the problem. Then you could do some (light) brainstorming with some key decision-makers just to check if they are satisfied with that first set of criteria. And you should do this until there is consensus on the best set of criteria for your problem. Beyond the use of any method - such as MAUT, AHP, NAIADE, TODIM, etc, etc - you must structure your problem well. This a crucial step in any Multicriteria Decision Analysis. You can certainly use the web in order to structure your problem and I would advise you to try to work hard not to start too big from the very beginning. ABSTRACT: This paper presents an application of three multiple criteria methods to determining rank of residential real estate options. Methods SAW and TODIM are based on eliciting the decision maker's preferences (weights and values) directly in a quantitative form while using linear (SAW) and non-linear (TODIM) aggregation functions for alternatives' evaluation. ZAPROS seeks and uses preferences in an ordinal form as an indirect comparison of trade-offs between criteria.
