Reporting to the General Manager, the Regional Director of Operations for Greater Toronto Area (GTA) will be responsible for the management, operations, maintenance, and delivery of projects for a portfolio of 742 properties with a total area of 4,650,000 square feet located in the GTA as well as 2,169 properties with a total area of 408,000 square feet forming the Nexxia portfolio.

The Regional Director Operations will provide superior leadership and management for a team of 5 Facility Managers, 9 Infrastructure Managers, and 13 Technicians and is accountable to deliver consistent and reliable building operations while at the same time delivering capital projects for Administrative, Industrial, Telecommunications, and mission critical Data Centre and Call Centre spaces both for client owned and leased space.

The Regional Director Operations will be responsible for implementation of Strategic Business Plans, establishing objectives, and managing performance of the GTA team to deliver superior reliability in Bell’s building infrastructure, at the best cost, and with the lowest environmental impact. S/he will foster a team approach to consistently improve the portfolio while maintaining a strong culture of Health & Safety in the work place for Client/Customers, employees, and contractors.


Manage and coach Facility Managers (FM’s) and be accountable for their performance and the performance of their frontline Infrastructure and Technicians teams.

Providing guidance to frontline FM’s on managing Tenant / Landlord interface for leased properties and ensuring Landlord delivers on lease obligations.

Work closely with the FM’s to develop a superior knowledge of, and capability to understand, the needs of client and customers.

Work closely with FM’s and client to deliver superior tenant services and ensure positive relationships with client and tenant customer.

Work with FM’s and Program Management to identify capital projects and programs to maintain building assets and ensure ongoing reliability through a robust program of Property Inspections and Building Condition Reporting.

Oversee the completion and updating of Key Facility Assessments and associated annual reviews as well as participation in development of tenant Emergency Operations Procedures.

Oversee and ensure reliability of client / customers telecommunication network at all times through a proactive Preventative and Corrective maintenance program utilizing in-house technicians, and contractors.

Oversee operation and maintenance of all electrical, mechanical, switchgear, standby power generators, UPS, and Direct Digital Control (DDC) systems.

Oversee all operations of mechanical plants including HVAC systems, cooling towers, chillers, plumbing systems, package a/c units and pumps.

Oversee management of all aspects of architectural maintenance and Operations including House Service, Landscaping, Snow, and Waste removal.

Manage all aspects of Risk Management, and Environmental Compliance including Halocarbons.

Oversee budgeting, forecasting, and reporting of operating expenses, including expense participation and annual reconciliation.

Manage all financial elements of the property including revenue generation, cost controls, and financial performance.

Maintain tight over-site on labour and expenses to ensure favourable financial results.

Establish targets and strategies to drive the Operations team to identify operational energy reduction initiatives and implement as early as possible to maximize savings.

Motivate the Ontario Provincial Operations and Infrastructure team to deliver all projects assigned through Project Management, on schedule and on budget to meet agreed upon cash-flow targets.

Maximize assistance to Project Management to ensure smooth delivery of projects with minimal risk.


The successful candidate will be an established leader with a proven track record of building strong and successful relationships with clients, customers, supervisors, peers, and contractors / suppliers.

Holds a bachelor’s degree or equivalent.

Holds a related professional designation such as RPA, CFM, CPM.

Has a minimum of ten (10) years experience in the areas listed as Responsibilities.

Has experience with managing Critical Environments (Data Centres, Telecommunications, Call Centres).

Strong working knowledge of mechanical and electrical systems: P Eng, CET or trade licenses are assets.

Extensive experience in maintaining and managing large portfolio of commercial facilities in multiple sites.

Demonstrated experience in problem solving abilities.

Excellent verbal and written communication skills.

Demonstrated ability to develop and motivate staff.

Ability to plan and implement projects from conception to completion.

Excellent organizational, interpersonal, client relations and leadership skills.
